“Rossmore” via Westmar

By Nyree Reushle

With a superb body of feed available due to excellent summer rains the highly improved property “Rossmore” is going to the market to be auctioned on 17th May. Purchased by John and Libby Kibble in 1999, “Rossmore” is strategically located near the major cattle selling centres and feedlots in southern Queensland and northern NSW.  Dalby is 214 kilometres to the east, Goondiwindi  150 kilometres to the south, Roma 200 kilometres to the north and St George 98 kilometres to the west.

Attention has been paid to improving the pastures, to compliment the heavy Buffel  grass country being predominantly American and Gayndah varieties.  Bambatsi, Creeping Blue grass, Rhodes and Premier Digitaria have been introduced with emphasis on increasing production and early turnoff of progeny.  There has been approx. 5,300 acres utilised to growing  Oats, Wheat and Forage crops with the majority of the country suitable for farming.  In addition, a certified  PMAV has been locked in.

Water is an outstanding feature on “Rossmore”. With 3 flowing artesian bores supplying  a system of tanks and troughs,  permanent and semi- permanent lagoons, Moonie River waterholes and dams.Security and abundance of water supply is ensured in all  23 paddocks.

Improvements on “Rossmore” consist of a magnificent air conditioned low set country homestead of 3 bedrooms,3 bathrooms, office, open kitchen dining area, closed in entertaining area, with large open verandah overlooking a low maintenance garden  with automatic watering system. Other structures include 2 homes, 4 bay machinery shed, 5 bay garage, shearing shed, silage pits with 12000 tonne capacity and an aircraft hangar adjacent to a fully maintained 1200 metre airstrip.

“Rossmore” has many strong qualities which will appeal to a purchaser. With 2 excellent sets of cattle yards connected to laneway systems,  minimal staff is required for easy management of the operation.  Diversity of pasture, absolute security and distribution of water , level of improvements, location and proximity to markets gives credence to the quality of “Rossmore”.

The vendors estimate that “Rossmore” will carry 1,200 breeders or as a backgrounding operation turning off at least 3,000 head per annum  with opportunistic cropping.

Another feature is the progressive Primary School and Kindergarten at Westmar, approx. 27 kilometres to the  east of ‘Rossmore”, which may be accessed by a local School bus.

“Rossmore” is for genuine sale and the Vendors are going to the market to sell the property!.. On the 17th May, purchasers will have their opportunity to acquire this quality holding with the positive attributes of – location – country balance – improvements – capacity – abundant water and ease of operation.
