Balinese Luxury …….In a Stunning Valley – Sold Under the Hammer

By Nyree Reushle

“Springwater” is a 20 hectare (approximately 50 acres) fertile cattle property located in the stunning Mulgowie Valley. Located just 90 minutes from Brisbane and an equal hour from both Toowoomba and Ipswich,

This property has a beautiful as new Balinese style home; however its location in this unique and virtually unknown valley is without doubt its number one feature. The Mulgowie Valley is a spectacular valley with a definite end. This valley has the most unique geographical layout, far different from anywhere else in Australia – wide open farm land initially then a floor only about a half kilometre wide as you move into the valley. The Mulgowie Valley ends where the Little Liverpool Range meets the spectacular mountain peaks and escarpments of World Heritage Listed Main Range National Park (including Mount Castle and the Mistake Mountains) and the Great Dividing Range. “Springwater” is located near the end of this valley – the most attractive section. This valley is amazingly fertile and renowned for its high rainfall – been labeled as “one of the top ten most fertile farming areas in the world”. The renowned Mulgowie Farm Corp, one of Australia’s leading vegetable farming brands is located in this valley.

The locals often comment: “It’s a place you would never want to leave”.

The property, which is accessed by sealed road, has approximately 450 metres of creek frontage, fed from the nearby mountains of Main Range National Park. The predominately undulating country consists of dark fertile soils which assist greatly both with grazing cattle and the approximately 200 mature and productive mango trees. There is also cleared acreage on the creek flats.

This lifestyle farm has ample water and is named “Springwater” for this exact reason. Three surface springs run year round through the property and ensure the large main dam and second stock dam are continuously fed. The attractive main dam, located close to the home, is equipped with a gravity fed ball valve enabling areas of the farm to be irrigated. The home is serviced by two 22,500 interconnected poly rainwater tanks with automatic pumps. A third 5,000 litre tank is for the garden.

The lovely air-conditioned homestead and the stunning views from this elevated position are worth an inspection alone. Virtually new, being constructed only in 2014, this architecturally inspired three bedrooms, two bathrooms and study home has both privacy and the desirable easterly aspect. Built on adjustable stumps and of timber and Matrix concrete construction the home was inspired by the owner’s childhood Balinese home in the inner Brisbane suburb of Auchenflower. This modernized version has all the functionality and efficiency of the original Balinese design but with the integration of modern materials to create a totally unique, attractive and functional home. Just some of the unique features of this home include: energy efficient thermal e glass throughout, solid 9 foot cedar windows and doors, select grade 136mm blackbutt floors and marine grade ply timber raked ceilings through the main pod. The beautiful custom made kitchen with 900mm Smeg oven with gas cook top has handless soft close doors, butler’s pantry, stainless Miele dishwasher, stainless French door fridge (plumbed) and Caesar stone island benchtop.

The large outdoor covered deck is most noteworthy. Firstly because of the huge 300 x 300 solid recycled timber posts and beams with original rustic bolts, secured from an old bridge in Ipswich. Secondly it is the views – overlooking the large dam and on to the valley and cultivation below, with the Mount Mistake Ranges in the distance.

You will just love slow weekend lunches with family and friends here.

The rear of the home is fully fenced (3/4 acre) and snake meshed – an ideal area for both children and pets. The home was constructed by well known builder Barry Utz and is very special in both design and construction.

“There is nothing standard about this house!”

Other improvements include the functional yards with crush, 6m x 6m undercover vehicle storage and three phase power.

Anyone raising a family or retiring from either out west or the city would just love this place.

In summary, “Springwater” is a quality well watered farm with a superb as new Balinese style home in a fertile rural valley with lovely views.
