Broadlands Farm is a tapestry of the valley floor reaching into tongues on the lightly shaded timbered ridges. Approximately 75% of the property is good quality gentle sloping heavier darker forest soils. The country was originally timbered with Apple Gum and Spotted Blue Gum with narrow leaf Iron Bark on the ridges.
There is approximately a 2 kilometre double frontage to Cainbable Creek which runs through Broadlands Farm. Introduced pastures include Rhodes, Paspalum, Setaria, Siratro, Kikuyu, Lucerne, Oats and Clovers. Native pastures are being taken over by stylos such as Siratro in the higher country. Seasonal clovers and medics abound.
CULTIVATION AND IRRIGATION
There is two irrigation licences with capacity to irrigate 75 hectares from Cainbable Creek. There has been approximately 56 hectares developed with underground mains. The irrigation allows flexible pasture management.
11 of the bores are able to pump into a central Turkeys Nest which distributes the water through the irrigation system.
Winter pasture paddocks are seeded with a mix of Lucerne, Rye grass and clovers. Several paddocks are planted with Oats on Kikuyu.
Broadlands Farm features well maintained structural improvements which include
Main homestead of a colonial low set style featuring formal and informal living, four bedrooms, open front and side verandahs, 2 offices, attached three car garage, rear courtyard, set in a low maintenance garden of lawns and trees. There is also a stand alone three bay garage / storeroom and stable complex.
Other residential accommodation includes the Aroona Homestead, Managers residence and three farmhouses.
Functional structures include machinery sheds, hay sheds and working cattle yards equipped with crush, scales and loading ramp.
The majority of fencing on Broadlands Farm is constructed of four barbs on split timber posts with steel corners. A laneway system links the paddocks to the cattle yards. Electric fencing is used in some of the cells with fixed points installed.
The water on Broadlands Farm is abundant. There is the double frontage to Cainbable Creek, numerous permanent and semi-permanent springs and earth dams and 12 bores of which 11 bores are equipped with electric submersibles. Five supply tanks reticulate to an extensive trough system.
